Who cares what the splits are if the UW assumptions are not right.

Their investment assumptions/opex typically are a little rosier than reality in my opinion.

However, in today's market conditions syndicators that are pushing a hold period under 5 years would seem to me that they are being too aggressive on assumptions. 

You'd need to start working through a preliminary site-plan to validate your assumptions about the building area, parking ratio, drive-thrus etc.

I agree on the assumption that the seller didn't change the leases after the fact and prior to closing.

Pretty big assumptions being made here. 50K in profit on a short term add lipstick flip is going to be hard to find without structural or major issues.

Sometimes if there isn't an agent involved (or an agent that isn't properly engaged) the software will use incorrect assumptions due to errors in public record and available data. 

You made an incorrect assumption that I was being lazy and not reading or studying how to prepare for this venture. 

And the gurus have just about destroyed this industry that I have been in for 20 plus years.We have closed well over 10,000 wraps (I use wrap to mean assumption and wrap) in the past 20 years or so.
