It takes 30 days and 70 semis to transport and assemble.

Prefab homes (not mobile homes) are usually built to the same standard as traditional homes, they are just built offsite and assembled onsite.

I've certainly heard some horror stories, but there isn't any (serious) talk of rent control or other major changes in the state assembly. 

Assembling furniture is very time consuming.

The mobile home was assembled in 1974 and is a 2 bed 1 bath.My question is, would this just be a waste of time and money?

For example, if the MD General Assembly decided that they were going to fund the Kirwan recommendations by charging a flat transfer fee of $50,000 per real estate transaction, prices (and your ARV estimate), prices would plummet.There is a macroeconomic link between closing costs/commissions and real estate values, just not one that I think you need to think too much about since its already priced into the recently sold comps.

Hey Brett, I did some of the work myself - basic stuff like drywalling, painting, landscaping etc. but I did have my assembled crew working with me as well.

Expectation 6-9 Stories with land assemblies to increase the foot print.
