Maybe, you are not cut out for fixing up homes and don't let people fool you because I will bet that a very high percent of amateurs who rehab houses lose a lot of money.

We don’t have a specific style because we’re amateurs in REI, what would be a good start?

BUT for an amateur or someone who is going to live in it they don't seem to care.

1) Clear and realistic guidelines for what they want & don't want (If you tell me find me a good deal, I don't know what that means to you)2) Decisive & Honest (Tell me specifically why you like or don't like a deal) 3) Professional ( treat everyone in the transaction respectfully, do what you you are going to do)4) Respectful of agents time ( don't ask me to shotgun low ball offers, or give me busy work with comps, that's an amateur move)5) Committed & ready to close ( If I meet your criteria & present pull the trigger & close)6) Generous (If I am rewarded for finding a great deal for you , if you start trying to be cheap & re-negotiate fees I'm out)

You and/or your partner reek of amateur hour.

I'll preface my response with I am an amateur investor, have never wholesaled, and don't know much about demoing, tree damage, etc., so my comment is more generic in nature.

@Kasay Mardis Ok - and keep in mind, I'm an amateur investor just trying to point out what I think could be wrong.

@James H. if you are incorporated or under $600, then its not required to send you a 1099if you are not the above, then you manager is an amateur and you can expect drama
