When you take into account on the cars  NO oil Changes NO tune up  No brakes .. the only thing you do to it is window wiper fluid and tires .... the auto pilot is sheer genius.. espically in bumper to bumper traffic.. it will come to a complete stop.. you dial in 2 car lengths to the car in front of you sit back and drink your coffee.. much safer no chance of fender benders..

I can do a brake job in under an hour if I am hustling and make 200 dollars of profit there - so I would rather do a brake job and only spend an hour of my time to get the money needed to pay for the insulation labor.

You'll need to look off market and find properties that need extensive rehabbing so you can buy it cheap and bring the value up through the rehab, while still not spending more than 80% of the After Market Value to try and leave enough room for cash flow (plus it gives you immediate equity in your new property).
