Example, if my payment to the owner is $1500 a month and their payment is $1250, I pay $1250 to the lender (make sure you put the account number in the memo or it is ACHed properly) and the other $250 goes to the owner.

As mentioned, Cozy offers free ACH, but if your tenants are low income, they likely don't have bank accounts to ACH from, and forcing a 2.75% increase seems to be raising their rent, even though it is a CC processing fee.As for the bookkeeper piece, I would not expect a bookkeeper to have some plan for you.

we may start renting our vacant units again… but because of the now increased risk guess what will happen to the move-in requirements... yeah they’ll increase too… we’re talking about full allowable security deposits, two first full months of rent due instead of the previous first full month and even possible ACH pre-authorizations and credit card authorization information as a backup.
