Tell them that you can work with them on breaking the lease and not losing any deposits if they in return help you with leaving the home ready to rent and allowing you to have limited showings prior to them leaving.Regular tenants would generally be very accommodating given they are being helped, so I would expect friends to be the same.

Most were accommodating but one tenant decided to stop paying rent from that point and moved out in the middle of the night without notice.

Generally, it is better to try to come to an accommodation with the senior lien holder before purchasing at auction, but that can sometimes be a challenge depending on the nature of the loan and the identity of the lien holder.

Ideally we would like something that accommodates us (two separate units within a structure- rather than one as it was set up) and, ideally, also gives rental income too from a rented part of what we invest into.

That and with better and better wifi, so many things aren't hard connected at all.Not sure it's worth the trouble, but conduit is the most able to accommodate the future.
