For whatever reason my  agent seems to think that my offer won’t get accepted cause “most buyer prefer and will chose non VA” Idfk.

Each tenant would have to accept responsibility and be trained.

If accepted, I have my inspector inspect the property and provide me a report on the state of all systems and structural. then I use this report to build my scope of work and know what repairs need to be made. then I type out this list and solicit bids from 2-3 contractors/GCs/ handymen depending on the nature of the rehab.

I already did her screening and verbally accepted her application, but my question is how to i move forward? 

They have a current cash offer in on the property that has not yet been accepted.

Basically means  that I will have to get the property to a condition that is acceptable for code enforcement during this period. 

I had the same situation her ESA letter was bogus but i still accepted it.

If they are prepared to earn the private fund returns (and tax benefits) they need to accept the lock up period is indeterminate.

To be honest as a broker I'm not sure we can really suggest accepting these types of offers given the high risk potential.

This would be based in Florida and if there's any companies you can recommend who would accept it without an application.
