If you want to get really good data then you can get PriceLabs Market Dashboard data to get average occupancy by month, along with prices for comparable properties. 

Better yet, I like Tableau for making heat maps and dashboards, but unless you are creating custom boundaries (which is totally possible) you will be limited to working with standard geographic boundaries (zip, city, county, etc).

If you go to their online dashboard you should be able to download it without having to actually call in or wait for them to send it.

I like Cozy, but TC has a few more, helpful tools like, accounting, dashboard, team, etc.

Also, another thing I would recommend is making a price labs market dashboard at your property so you can compare all of your competition your property has to figure out if you are just getting beat out on that level. 

The portfolio dashboard shows payment history, late charges, total payments, interest etc etc etc. 

Also, Data tools like STR Insights, AirDNA, Pricelabs Dashboard, Rabbu, Enemy Method.

You can do this from the Dashboard.
