But the rental too does have to meet the "active conduct of a trade or business" threshold, which does mean you wouldn't qualify to use section 179 if you have a rental that is managed entirely by someone else and you aren't at least overseeing it and making decisions about the management of it.I mostly disagree with the reply suggesting that you need to have an LLC to take the section 179 deduction. 

What I'm wondering is: is there a way to get the cash invested into this rehab back out of the property in a relatively short timeline, as if it were a BRRRR?

Pics go a long way with any listing so I wonder if that’s why most of those listings aren’t getting the premium.

If credit scores are fine, and you are just new to the work sector, then I would suggest doing a conventional loan with a strong income "non-occupying coborrower".

I think it's probably less common here but I've often wondered about how difficult it would be to convert a detached garage, etc. on a property from a legal standpoint.

I have just always wondered that when we go to a hotel and they give us bottle to celebrate an event. 

I walked all the nearby comps, gave the seller my opion/list of what his property was "missing" (fenced yard, light staging, add a 3 board fence panel and landscaping here...) and advised him to get a surveyor to mark the lot corners...The previous agent had not suggested they get a surveyor to mark the lot corners when he bought the property to flip....there's a chance the house or driveway may encroach the neighboring property.  

Any other suggestions?

@Bryan - I wonder if the one you mentioned is the same one my husband invested in.
