Yep, we're in violent agreement... part of the reason I didn't forecast a post-refi CoC, too many variables.

That's their job, and you don't have to run the risk of having neighbors who are angry at you, and possibly violent.

And they know more about the "hip" Oakland than they do about the violent neighborhoods of the early 90's.

She was extremely pleasant for the first 3 months - after that, she was nasty & difficult to work with -- consistently late with rent, when she did send me the rent check it was  for the wrong amount, refused to pay late fees, argumentative / verbally hostile / borderline violent (finger in my face yelling obscenities), complained about things out of my control as a landlord, etc.  

I require 3x rent anyway.3) There are restrictions on renting to people with drug related backgrounds, and other violent criminal history. 

Does the BP Tenant Screening include Sex and Violent offenders as part of the Criminal Background check?

That high level of violent crimes is a no go.Even if you have a high level of non-violent crimes turning around an area is easier.

My rule of thumb...absolutely no violent or predatory sexual convictions. 

We are in "violent agreement" on this.
