The psychological victory is what most people need to keep the snowball rolling. 

If rent has increased on an existing tenant, it means you're already saving yourself a lot of money avoiding turnover.I would count that as a victory and move on. 

If you have a decent understanding of RE, reach out to the owner and see if you can take him to lunch/dinner/drinks and talk to him about his portfolio: how he built it, challenges, victories, what's next, etc.

Talk about "snatching defeat from the jaws of victory"- a fantastic RE market for the past two years, a perfect tenant, & this owner might still manage to lose money!

i only do these type of properties. owning property outright is the key to victory.
