A travel nurse or relo'ing resident, student/intern can't rent from you if your calendar has a night or two locked up in the middle of their desired stay.

We do not have much seasonality, but do have some minor peaks that occur in Fall during football season and Spring for University related travel. 

Traveling professors and medical professionals would probably be my target avatars.I am biased though toward MTR as a strategy, and it's not without risk to spend a couple grand converting an empty LTR into an MTR, so consider all of your options carefully.

@Dayana Castellon the only marketing that would make sense is marketing Airbnb & VRBO are NOT covering already.Maybe market directly to insurance companies looking for rentals for their clients needing temporary housing while their fire-damaged home is being repaired.Corporate travel departments might be another option.Hospitals with resident doctor programs.The challenge will be doing this marketing efficiently enough to make it worthwhile.

We, like many investors would just like the financial burden to be somewhat lifted off our shoulders and to not feel so tied down to our jobs but have the option to come and go as we please or are needed and to spend more time traveling with our family!

I priced it only about 14% higher than the long term rental which matches traveling health professionals' budget on Furnished Finder.So I'm leaning toward longer term rental because even if I secure midterm tenant, that 14% more isn't really worth the potential vacancy. 

We are well visited for our 3 tier 1 universities, the research triangle park, travelling educators and nurses, and students.

As you can appreciate with your background your audience creates your experience as an investor.PS I am in camp SF, because I wanted the least amount of effort while I am traveling, which used to be for my corporate job, It's for pleasure and we take 6 trips every year with little to no issues
