The major negative experiences for me had to do with ship times (their updates are on the slower side) or what happens if product is damaged or arrives late. 

Things wear out over time, require updating, upgrading, replacement etc..

Additionally, those forced to relocate due to the fires should update their address with the IRS to ensure they continue to receive relevant communications.

The property had significant upside potential as it was priced below market value and required mostly cosmetic updates.

I have no updates.

But it can really help offset costs and pretty good return on investment at that value. 200k in philly puts you in Class C real estate at best, and you likely have to update it somehow. 

I need to update my deal profile but I moved here 2020 first buying a house hack and then slowly buying one rental a year until the last year and a half.
