However buying distressed properties and fixing it up may not be everyone's cup of tea and some do prefer turnkey properties which they rent out to tenants for equity paydown, tax depreciation, appreciation, etc. Many ways to make money in this business but you have a good mindset.Where are these properties located if you do not mind me asking?

Todd, you are 100% right about the mortgage payment, but I don't see what that has to do with the price of tea in China.

BUT do it with the intention of it becoming your first rental property... even better if you can find a duplex, triplex, etc... that way you are able to dip your toe in the landlord business slowly while your tenants pay the majority of your mortgage payment --- if you find that it isn't your cup of tea, no problem, live cheap for a few years and sell when you are ready. good luck

I have learned with my first one though that dealing with tenants is not my cup of tea, so property managers may be in my not to distant future or I may switch to at least properties dealing with higher quality tenants.

I'll be talking with them more next week to go over my plans and to nail down their requirements.Sounds good mate,I like staying liquid and using that to keep growing.I only buy and hold with "lazy" money lolCurrently have 25 SFH in my portfolio in the US and it's pissing me off as I want even more liquidity to start doing bigger deals.Lenders aren't my cup of tea and I only choose to work with a few that I've had a super long relationship with.Keep up the good work
