M.We do not do a full repaint every turnover, but there are always touch-ups ... the more furniture moves in-and-out, the more touchups that will be required.

What is needed to complete:-Additional painting and touchup painting of walls, trim, and blinds-Repairs to oak wood flooring, plus sanding, sealing, and clear-coating the entire floor-Laying marble tile around a fireplace-Installing a sink in a granite countertop, including cutting the holes, etc.

The owner of the house has a seller-finance in place, still owes 135k for property.The owner also has 15k in back taxes on propertyThe owner has a personal loan of 5k for windows, which he wants us to take care of, if possibleHouse needs some touch up work and a new roof within a year, cost ~10kOwner said he will consider a short saleSo I want to minimize the amount of cash I put out for this property.

.- Fix the remainder of the damaged exterior window trims- Some touch up painting- Install door bells- Put on house numbers- Replace bit of shingles on top of bay windows by kitchenInterior:- Drywall patching/painting on ceilings and walls- Remainder of cabinets- Flooring for upstairs- Install all new light fixtures- Install new doors for upstairs- Replace/match base trim where adjustments had been made- New door knobs- Curtain rods & curtains- Removal of carpet in living room (kept there for now as it's protecting the HW floor underneath)- Lots of cleaningThere was someone who flew into Milwaukee from California this week and yesterday I took them on a tour of this house.
