GR is small, so most properties are within 10 minutes of my office.

That way you avoid using a lender and do not have to pay lender or loan officer points.  

Next move is New York, New Jersey, or Connecticut 3 flat then an office building.

See, it's a snazzy start-up where everything is remote (besides their main office in SF) and they got da fancy "algorithms" & da nifty "machine learning" with a coefficient quadratic equation here and a pythagorean theorem there that tells them what rent should be and tenant profiles you should look for.

Have you tried contacting the main office or different individuals in the company? 

I'm not sure if that conflicts with the 150 mile rule mentioned above, but it's worth asking your loan officer.

There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area.

For example 123 main st is a $300M office building that is one LLC.
