Too many wholesalers are so eager to get a contract that they lock up properties way above market value, hoping to find a buyer who doesn’t know any better.

Cozy was "good enough" for awhile but the lack of a mobile app and multiple tenants having issues setting up payments, etc caused me to look elsewhere.  

This way I'm aware of the end buyers buy box before I go locking up contracts with sellers.  

and if you don't have enough money to house hack in San Diego... save up until you do.and if you want to move somewhere else, house hack there. 

You either need to pile up more cash or give up some comfort via owner occupied investment options.

So I added one of my listings on booking.com and got my first booking coming up this week for 4 nights.
