You'll need maintenance people, inspectors, agents to show the property, etc.RentRedi doesn't handle any of that.Regarding finding a PMC:Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Also, I would also not cross-collateralize the houses if a lender would even do a portfolio loan.On your second question about multifamily, I would not jump to multifamily until you have experienced the common management problems with single-family as the expenses scale with the size of the property as well as the cost of mistakes.I would consider getting Home Equity Lines of Credit (HELOC) on each property.

@ mags@Maggie Jones  I would suggest they buy a bowel with a rim around it, They make them for cats and you fill the rim with water and it makes a small moat around the food that ants have a hard time crossing.
