Loyalty in this market is hard to find and I can tell you that a possible "promise" to buy 10 more in 5 years does not mean alot to anybody because one well connected buyer with alot of referrals can do the same thing.

I Personally believe that owner should be responsible for it since this resident has been residing there for years and it kind of shows residential loyalty so as a small token of my appreciation I would help them out with the carpet or a small paint job.
