Quick introduction about myself and looking for the proper forum to repost my question/situation, below. 

Hello Biggerpockets.com! New Investor looking to Network and Learn!  

Ive done a lot of reading and listening to podcast and finally wanted to introduce myself and take the step of becoming an active member in the community. Right now I'm still educating myself a bit but hope to pick up...

I'm usually pretty reticent to post introductions, but here goes!

Conditon of apartment is at time you take possession, so do a walkthru on that apartment within the first week or so of ownership.Ask owner to send or drop off to tenant letter of change of ownership this is usually done day of closing, and you also send or drop off letter of introduction including where and how to pay rent, and emergency service contact info.

If you are over 50-60% start systematically reducing the introduction of moisture and increase ventialtion.Make sure the basement is dry, if not check your gutters, downspout extensions and get a dehumidifier.

I've had all 3 be different before, then still the tenants claim something different at our post-closing introduction.

i.e. area's, number of bedrooms etc.Estate agents wont be too forthcoming with introduction fees but an off market source of property should be able to reward you.
