I am not sure if I am just worrying more because it would be my first rental because if that is the case ill continuously stop myself and gotta get over the hump sometime, i just don't want to jump in on a bad deal and sabotage myself from the start.As far as the rough part of town its in a small town in Vermont, so "rough part" is not the same here as in other areas of the country.

i want to end up in multi family homes in the long run, but i have no money down, no money for vacancy,repairs,rehab, etc.. my idea was to start with a single family home(easier) with good equity, live in it. but fix it up a little & house hack to pay my mortgage. then a year or two down the road pull out the equity or even sell and purchase a multi family home that way ill have more money to back me up. how does that sound as a first investment?

Ill clarify that i am not referring to regular maintenance and repairs as capex.In your opinion, the capex should be an expense so it should be taken from "above the line" and affecting the NOI.

lets take in consideration the house is in the middle nowhere and it takes months for the house to sale in the area. thanks for bringing that up ill call tomorrow and see if I can. hopefully its not a complicated process
