I really have enjoyed @david Greene  keynotes in the past (his market is similar to mine so we have similar mindset) but I suspect that may not happen again (he was at the BPCon).  

Do you enjoy hosting out-of-town guests in your home?

Also, at the end of the day, if you have budget left over, make a draw and enjoy that tax free money.

You many never see rates in the the 3-4% rate again on an investment property so enjoy it.
