Although the concept of being the bank is quite simple for most to grasp its still a small % of investors portfolio. 

Focusing on the "landlord friendly" state concept is wrong - clearly many successful investors continue to invest in what can be labeled as non landlord friendly states.

Equity trust is big in this space and understand the concept.

Oh yeah, back to house 2 real quick, i added a 2nd bathroom and since all the rooms had door ways meaning it wasnt an open concept floor plan, i was able to add a 5th bedroom. i than started renting out every bedroom in that house while mainting one as my own.
