Hey @Meghan BegueI used to live in the Springs but now live in Denver and invest out of state.

At a 500-700k budget, I'd look at a 2-4 unit property in places like East Nashville, Colorado Springs, Raleigh-Durham, Richmond, VA, maybe Salt Lake City (though that budget might not cut it there).

We're not in Dallas, but we converted our STRs into midterm rentals years ago in Denver and Colorado Springs.

I price my midterm rentals in Denver and Colorado Springs through a blend of rentometer.com, checking out the competition and paying attention to the season.

Also definitely do a good amount of research about rental laws in Colorado and make sure whatever lease you get a hold of is up to date with those laws.
