I'm finding that this strategy is helping people, building repour with people, and continuing to keep business moving forward while some say it's hard and sit on the sideline to wait until there is mass movement.Appreciate your time and reply and good to hear that you're experiencing some similar action a couple hours' drive away. 

i am adjusting my strategy and going to try to keep expanding my funnel.I don't think @Russell Brazil is saying to go out and blindly buy a terrible deal... just that no, the ship hasn't sailed on Boston (as I don't think it has either) and RE remains a good investment.happy to continue to dialogue... hope this helps

Obviously if I held all these properties long term I could continue to 1031 from property to property and indefinitely defer long term capital gains.

@Alan Asriants I continue to BRRR year in and year out.  

We should see a continued rise in inventories going into next year, which is normal for this time of year.

Plus there's sports there to continue to boost the area.

You also have to be super detail-oriented, focused on continuous improvement regarding the property and guest experience, very in-touch with what it's like to be a guest at the property (and a cleaner of it as well), and focused on technological tools and opportunities. 

Whereas I (and others) continually urge them to stop being lazy and do their own research....go on VRBO and ABNB and look at the competition. 1) What are they charging?

People can't afford to buy so they continue renting (and stay longer!).
