Hey BP, Has anyone been successful in refinancing out of commerical investment properties over the last 60-90 days in a state you DO NOT live in? 

I purchased a 5-plex commerical MF in January 2021.

I'm having a very difficult time securing long term funding for a small (1,250 sq ft) commercial unit in NJ. The unit is currently rented at $1,950 and I am purchasing for $187,900.  Curious if anyone has any advice a...

Create an LLC and buy it with a commerical loan if you want to do it right, you will have a higher interest rate but the property will be in the name of the LLC.

This is why you'll find some poor communities with low fair market values but high assessed values because they do not have an industrial or commerical tax base. 

Hey guys,I'm curious what people are seeing for turnaround time on commerical purchases and refinances.I'm going on 4 months for a refinance on my mobile home park and its driving me insane.I think the fastest refinance I've ever had was in the 60-70 day range.

Investment Info:

Large multi-family (5+ units) buy & hold investment in Kewaskum.

Purchase price: $635,000

Cash invested: $127,000

I was able to secure an off-market 11-unit apartment building in...

But the conversion from a residential 4-plex to a commerical 5-plex seems challenging.

And you reminded me that there's a difference between commerical and personal umbrella...I have to assume that personal is always going to be cheaper or at least cost savings.
