Has anyone experienced a decrease in valuation or sales prices due to a property having annual HOA fees?

It will increase the ARV which could mean more cash out in your pocket, or a better rate because a higher rate could decrease your LTV. 

Conservative ARV is $350,000 and when interest rates decrease, it could be worth North of $400,000.

Loss of foot traffic from Hybrid Work and California's decreasing population in certain areas.These rising costs are not unique to Rubio's Restaurant nor any other type of retail business.

My guess is that the fee decreases as price increases.

I also handled “servicing” the note for a 1% annual fee, decreasing the investors yield to 10% (they were still VERY happy with the yield and increasing my yield to 16%.  

The home value decreases are not as bad as I wrote country-wide, however BC and Ontario have taken a heavy hit as discussed and they represent over 50% of the population.

We have dropped the price a lot, we even have an appraisal for 20k over listing price, we have had 22 showings since the last decrease in price.....and nothing.
