That looks like a description of deeds out of a real estate book, not state statue but that is correct. 1. they are family, 2. there are differences in English law and Community Property laws, that can govern, 3. estate planning can address disbursements of assets to balance equities among the heirs, 4. operating agreements can kick in after automatic deed transfers to accomplish further transfers.

Yes I agree with the notion of not wanting to live crammed among the masses and believe me, If I was living back in the Midwest where I grew up I would certainly own a home.  

Before I fully comment, who handles such things as collection of the rents, accounting and book keeping, and distribution of the profits among the 4 family members?

I don't see why I couldn't rent out a residential property as an investment, but the law can be pretty twisted and illogical.The alternative -- a land contract -- would require a larger down payment because taking it back would be about a 5 month process (streamlined a bit by the property being unoccupied, because at least it wouldn't involve an eviction) -- and much more complicated if I do it myself, or expensive (~$400-$500) if I hire an attorney.The main thing is to make it stand out among the thousands of similar properties glutting the market and catch a rehabber's eye ...I'm also looking into contractors who might finance someone like me.
