I think 50-150 units is no mans land and we stick to institutional level sized deals. his underwriting is too simple. the unit mixes are off we only build studios and 1 beds for fast absorption, the deal is also under parked without a parking study. anyone who uses "roughly" in their analysis isn't sophisticated enough. we underwrite rent growth, asset growth, and a million other assumptions this wouldn't pass any people I know who invest in deals. get with a More experienced operator and read more sophisticated underwriting. 400k per door new construction is crazy. how much is the land?

Our locks allow us to remotely add a pin for a new resident, make temporary pins for handymen/contractors, etc.We looked for any lock that uses the "TTlock" app on Amazon.

I don't know how much you are willing to do personally to recover your money, but it seems like Scott does still care about people hurting his online image (Zero Star ratings on his podcast and book on Amazon, Complaints with BBB, rip off report etc. )  And about not getting reported to the SEC, State Securities Board, etc, so you might try to work those angles in addition to the ones you mentioned.

All due to CHIPS and IRA.This makes me smile :)Intel/AMD/META/Google/Amazon/Microsoft/Apple at 2023 actually having  minus 1 to 2% YOY growth of Gross Profit this year.

I have found time is better spent building tools to quickly analyze & procure new deals, rather than hyper-analyzing the metrics of one deal, ultimately making initial review faster & more reliable (spend time on the things that make sense, quickly remove things that don't, even junior-level staff can identify good opportunities with the tools, etc).For example, if I'm modeling a SFR to 3-4 unit scheme, I can quickly check the $/sf/mo for each of my proposed units and get a good idea of the GOI without having to manually dig through &  find rent comps in that City/Zip:- So instantly I know in Woodland Hills that a Studio is close to $5/sf/mo on avg, 1 Bedroom closer to $4/sf/mo, with the 2 & 3 Bedrooms closer to $3/sf/mo.

i just try to remember there are trends (and money) behind the fragility. this is funny I get it though our kids order so much from delivery services I mean a cup of coffee :) and dont get me started on Ms Lori and Amazon thats a 2 day every day delivery of something.
