I also understand that the areas within the Palo Verdes high school district tend to be viewed more favorably by residents (potential tenants) with school age kids (a map outline is available online). 

@Michael H. here are some markets where I am seeing some good refinances that cover your 'all-in costs' and even get some cash-out to my clients:o Cincinnati, OHo Birmingham, ALo Indianapolis, INo Memphis, TNo Southhaven, MSo Baltimore, MDo Abilene, TXo Kansas City, MOI've got some points of contact in most of these cities if you are needing someone to speak with in the area.

I was very close to buying a renovated 2,700 sq ft condo near the beach (with ocean views in the distance) in Isla Verde but the seller wanted $475K in a very old building with no amenities and no Airbnb. 

We have sold the UT property and looking for a property for a 1031 exchange near us in Payson, AZ (Verde Valley was the closest option when choosing where we live) so that we can have hands on work with the properties.

Busy finding deals.Say you are buying the house on a Lease Option and then assigning that LO to a tenant buyer are you still putting the property in a land trust and having the trustee assign their interest to you or is this not necessary when assigning a LO to a tenant buyer?
