Well, if the FMV of the house is at or near $300k based on reasonable comps, and there's no legitimate benefit to the client's offer (i.e. all cash, fast closing, no contingency, whatever), I'd probably quit working with them because there's really little to gain working with cheapskates and bums who just want to steal other people's property.

Fast forward 5 years later and the value of this house has gone up 250%.

I made my deposit which of course was very easy and fast as money is going in to Federa. 

The most benefit for Real Estate in the US now would be smart contracts to exchange Title,Notes, Funds (stable coins) since the transaction time is super fast compare to our bank system today.

I saw one person who lent on one that had a $3M appraisal to it, fast forward to today and its worth 1/2 that.

Where are they living fast forwarding to the future....where d that end up ,not renting to none ?
