This is definitely a red flag and very unusual.

Fear, Uncertainity and Doubt.You can spend money on mentoring or you can get out there and try to do deals.

I've never seen that many houses for sale in such a small area-literally along a couple of streets, and for them to sell so fast is really unusual. 

They will also retain your passport, but it may be for a much shorter length of time.But other than filling out some forms and sending in your passport for an uncertain period of time, it's a somewhat simple process. 

Unusual property for the area but strong rent value.

Some have reached out to me already to let me know they are uncertain about their ability to pay the rent for next month.  

A slightly unusual arbitrage play given there's cash out of pocket, but it would appear to make sense if you can afford it.

When I review our online Marshall's Service (that handles all the notices for dispossessories in my county) it is not unusual to see the same names being repeated over and over again....sometimes the folks filing are the same ones who evicted them before! 

At the moment, we have unusually low inventory, but there are still a few properties that would work, depending on where you want to be in town.

But then again, these are uncertain times and having a lot of cash and little to no debt doesn't sound so bad either.
