I am talking to the closing attorney and the Realtors but they are just finger pointing.. 

I have an offer from a family member to purchase their lake home in the heart of the finger lakes in upstate NY.

I recently spent some time in the Finger Lakes and really loved the area.

The problem, like always, is making these realtors submit offers the right way.For the last 15 yrs, the majority of my advertising and loans have been in PBC, Broward and Dade, so I have my finger on the pulse of the S.

I recently let a really nice self managed one slip through my fingers, still kicking myself!  

Cash businesses are notorious for partners having sticky fingers.  

If the rents currently cover the mortgages, I would continue to rent them out, cross my fingers, and hope for the best. 

Is crossing my fingers and praying to baby jesus the only thing I can do?

For example: if an investor wanted 2-3 bedroom SFRs within a $200k price range (like $100k-$300k) in 3 specific zip codes, I can't imagine any market being so hot that it would inundate the investor with potential listings, but maybe my finger is just way off the pulse!
