A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly.

if the group paid cash for these which i assume they did and there is no debt not sure why they cant distribute whatever they make monthly prorata.. no portfolio stays 100% full as you mentioned.. thats strange.

I'm not necessarily saying that's "right", I'm just saying it's how people often naturally behave.A strange irony is that it's often the resentful people who will ask the successful friend to share what they have (for instance, by asking them for money, or for an opportunity), but when their successful friend gives them what they want, they resent them for that, too!

It just seems strange that I can't find anyone who has had an experience with a turnkey provider outside of a testimonials page.Ive also researched tax liens and notes as other possible options for long distance investing but I'd prefer to buy real property.
