What about raw or developed land for a steep discount that could be used to build on for a rental?  

I guess i really wanted this to work out as my first no bank deal in an A grade location even if it is for primary residence but I have to wait till the fruit ripens.

They are some in any group, of course, but it's low hanging fruit and there doesn't seem to be a high  volume of those (anymore).One challenge is to learn what a motivated seller is experiencing or thinking.
