I feel like I have more than the fundamentals down in my head and on paper (created excel calculators, etc), have financing in order (Line of Credit, Cash, Mortgage Broker), and now just need to take the next step and invest into the right property. 

That means that creative financing is the application of "in the box" requirements and fundamentals applied to "out of the box" solutions.

Liabilities, true definition of 'Cash Flow', and the practiality of understanding your true costs vs your true expenses (again- Assets and Liabilities) Understanding basic fundamentals of truly "Cashflowing" $100 per rental property when you have 10 properties at that rate will get anyone's attention as to the basic powerful principles of Real Estate Investing.

Start studying RE investing and it's fundamentals just like you study for school. 

With fundamentals, you can do great in this business.

KC is a great combo of good returns + great market fundamentals + low entry prices + quality turnkey options.

Even though the info on here is directed toward the states, the fundamentals are pretty similar.

I attended a webinar last night in the fundamentals for investing in multi-family, where I learned a bit more about syndication.  

No data to back that up, but much like stocks, I believe the harder a price has been beat down, the better chance it has for a rebound barring some sort of fundamental collapse.
