Focus on cash flow to float you through any bubble pops.

So if you take a long term view to a good area and future rent growth with fixed debt it might get you to where you want to go.Where some investors get into trouble is buying thin deals that suck them dry to keep the property going and they have minimal income to float themselves. 

I still think the neighborhood might deter quality tenants...I could float the property indefinitely because I do make enough to cover it...but at what point does it become a not so great investment if I continue to float it...one of the beauties of real estate is cash flow right?

We have seen our highly themed homes (we are talking bat caves with LED lighting, Aladdin rooms with "floating" magic carpet beds, etc.) book for literally twice the nightly rate of a home that simply has cute themed wallpaper and pillows.

So I’m likely about to purchase a rental property and I have a 220k pre approval but I realized also today I could likely use the heloc I have open at a .75 lower rate interest rate interest only granted floating and similar down payment if I buy at the right price.

on SS  not an expert by any means I owned one for 5 years or so but it was unique it was across the street from a few hundred floating homes on the Columbia river so all my tenants were floating home owners.. 

I don't want to handle money in that way...I have a reserve built up so I don't need that "float".BTW - we have cancellations less than 60 days...are non-refundable.  

It doesn't look like there's enough room to put on on either side of the stove, which would be ideal, so you'll have to live with the stove floating on one side.2.

I can afford to leave a little money in the deal and I can also aford to float the mortgage should I have a collections issue.
