Most municipalities in this day in age have an online data base, most are integrated with mapping technology that allows you to simply click on parcels of land and it will generate this data based on tax records etc. 

Every person who gives you their contact information should be placed into your database.

Start telling everyone you know what youre looking to buy and where.For getting property info and owner info:- Propstream- Deal MachineTools for calling and getting info:- Batch Leads- Mojo Dialer- Call RailIn terms of finding LLC info, check your local municipalities DBR and do a database search for the LLC.

Even if properties are not designated as “for sale”, these databases might hold the most recent sale date, price, square footage, and other essential details.

My day job is a SQL/database programmer at a small IT company in Germantown, MD (about an hour each way, in good traffic).

Skip tracers have access to data bases such as DMV records, criminal records, credit bureau records, etc.

What I have done so far is gotten together a database using Microsoft Access with lists of buyers, sellers, lenders, contractors and other investors in my area so that when I get a deal I can market to them.
