I have a mgt co (in an S-corp) and my multi-families are in an LLC.  

This site is great if you are looking to invest into real estate, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, crypto, or tax and legal guidance.

But the other side of the coin is you can pick up bigger/better house so much cheaper than you could have X years ago.  

Same for MF, except coin washers in common area.

Of course, when you get a deal that you can Rentovate (our coined similar term), make sure the money you have to put into it at least equals the value at the end - hopefully much more value though.  

I'm still struggling with the property, it's close to a college, I already miss the best time to rent to college students, but if we get CO in one week or two, I may still be able to find tenants.

When I buy buildings I also have been installing used washers and dryers as I just can't pony up $2500-3000 for a set of new washer/dryer coin op machines.
