Thank you @Theresa Harris, the previous leases were lackluster, there was nothing in the lease about smoking except keeping the place "premises clean, sanitary, and in good condition and to comply with all laws, ordinances, rules and regulations and directions of government authorities". 

Peter Harris has one of the best channels on the topic, here's a great video on the topic.Regarding shadowing someone or joining a team - are you doing deals in Ohio while being based in Ohio, or are you elsewhere?

@Letitia Harris I have removed chimneys on other people's houses, just took down 3 on one property, 2 just below the roofline and one all the way down but that one was outside the home.below the roofline is easy as long as the rest of the chimney is structurally sound which a good GC will tell you.

@Harry GeorgeI think I know the property that you are speaking of and you will not get $700 in rents in this area unless you fix the property up and I mean a total rehab. 

Way back, I started with Peter Harris’ podcasts and “Commercial Real Estate for Dummies” book because he explains in plain English some of the fundamentals before we can get fancy.
