With an investor who has their entire savings invested in one deal (a common theme for new investors here on BP) it's much more likely the borrower is going down with the ship if things go sideways.

Seems to be the theme on here, based on all of the BP podcast interviews.

Lets keep this "Brewery" theme going.

One of the recurring themes I hear from the BiggerPockets podcast guests and bloggers is taking that bold leap into the world of real estate investing for the first time.

The last 2 Lee county auctions (mon& wed) saw a TOTAL of 7 properties sell out of 150-200.

I need suggestions on great themes people have used and different plug ins that seem to be applicable.

ACTION... that was the recurring theme of the last of the famous four questions.  

This house would be a nice one to have, though we know alot can happen where we don't get it - but we're still going to try as much as possible.In my original post I made a mistake, the debt left is actually 121k, not 175k - and to answer your question, we have been pre-approved for a 400k loan - my credit isn't the greatest, but I've been improving it quite a bit in the last year (due to our wedding we had to take out a 5k loan the week before the wedding, then immediatly paid it off the week after the wedding - the interest was minimal and now everyone is seeing it as having paid off a second mortgage, which I've been told will lower my first time home-buying risk, and other things - it also increased my credit significantly - now I am taking care of two debts that are on my report that I was unaware of.

Our two thoughts are to convert the space to either loft apartments or a wedding/event venue with a roof top deck.
