That paper will be of uncertain value, and since you don't really know what you're doing, chances are good that the note will end up worth less than you expect, as your end note buyer will be looking at borrower credit, payment history seasoning, initial down payment, current LTV, rate, term, balloon feature (and whether refinance at balloon date appears feasible), etc.

If you're willing to spend money to be REALLY good at valuating real estate really quickly, I have an unusual suggestion: Interview 3-5 appraisers, pick the one you feel to be the most intelligent, and hire him to appraise some residential property, with the understanding that you want him to sit down with you and explain the appraisal in detail once it is complete.

In all but the most unusual cases, a simple visual check will tell you whether the vent is properly terminated/capped, so I would expect my PM to be on top of that.As far as cleaning the vents, I agree, they should be cleaned every few years.
