With that being said, I would recommend investing locally. 1) So you have your finger on the pulse w/ whats going on w/ your property, and you don't have to hire a PM at first unnecessarily. 2) If you see yourself staying in San Diego for the foreseeable future, it's an incredible long term play. 3) If you have the opportunity to leverage debt (less money down) for an owner occupied property I'd recommend taking advantage of that to start building your portfolio.

I wasn't aware State Farm supplied STR insurance, but as I'm a longtime loyalist to them on main property and currently in closing process of first STR... getting quote and attempting to be specific on the approximate occupancy of outsiders, fingers crossed they're accustomed to it to some degree here (Oklahoma). $100/month avg seems wildly cheap though, and its potentially bc we're talking about different size/scope of properties?

I'll keep my fingers crossed for your March closings.A couple of Plumbers at our last REIA meeting, some videos on the site (address below in my signature) said that now Massachusetts allows Plumbers, to install sprinkler systems, not just licensed Sprinkler contractors.
