They turned out to be Carpenter Ants which is my responsibility, but she wanted me to reimburse her for the $200 emergency call, however he did not do a full treatment so I had to have my exterminator come back out for another $300.

I can believe that the bank might have a process to cancel the check and want to make sure it wasn't cashed before reimbursing but that shouldn't take 4 months.

Which means that if you only borrower the rehab, you won't actually have money to do the rehab (assuming you spent it all on the purchase) because rehab funds are given to you as a reimbursement in draws.

The bank then lends 80%, so I'm in for only 5% down on an investment property.The key: fund the 20% down first (typically from my 401k), close on the property, then have the seller execute the 2nd mortgage that basically "reimburses me" 15% out of the 20% I put down.

Some programs will allow you to finance and/or will reimburse you for site prep expenses, which is also nice.Before you pursue the infill/overhaul initiative and base it on new home sales, you should have reasonable assurance that your market can “digest” new homes.
