We only give $10K exemption for a house and $2500 for one vehicle, and $2K for household goods. 

Our combined earnings in my household was a very healthy 6 figures last year; I thought the stimulus money was for those whose income was less than $75K. 

The average household income in Orange County is far more modest, around 80K.   

A Section 8 tenant CAN lose their eligibility, by getting more income, change in number of people in household, getting married, moving, or even not filling out their yearly paperwork in a timely manner.A "Life Estate" is where the tenant can live at the property for life, but the terms usually are that they pay NO RENT!

However if your unit is being advertised for $2400 and their portion of rent plus subsidy is $2000 then of course you can say no on account of insufficient income.This is frustrating because in theory you could be presented with an applicant with zero income other than vouchers and other public assistance,  knowing full well it takes some amount of real cash income to maintain a household.   

However there is huge growth in the rental market at a clip of 59% of new household formation in the next four years will be rentals.
