A Section 8 tenant CAN lose their eligibility, by getting more income, change in number of people in household, getting married, moving, or even not filling out their yearly paperwork in a timely manner.A "Life Estate" is where the tenant can live at the property for life, but the terms usually are that they pay NO RENT!

It had the usual NOD, Probates, divorce etc between 100-950 households all total about 1000 or so, also in that list is the pre NOD's you know the 30,60,90 day lates with out a recorded NOD just late. 7553 was the record count, Hmm you think the banks are going to want to do anything about that, Nope its going zombie and wait and see and defer mortgages.

However if your unit is being advertised for $2400 and their portion of rent plus subsidy is $2000 then of course you can say no on account of insufficient income.This is frustrating because in theory you could be presented with an applicant with zero income other than vouchers and other public assistance, knowing full well it takes some amount of real cash income to maintain a household.
