Someone (a buyer) may offer something different...or get other finacing, or I may get no offer at all..my insight is that the rate with seller financing may be more a negotiaiton with prevailing rates as a shadow over the transaction (I get too high and they get their own financing, I get too low and leave money on the table.) you could also ask a title firm or maybe even search a database (like mls or recorders) to see where deals are coming in, but I suspect the answer is what willing parties will agree to under current interest rate conditions.
