This land flipping thing can easily be done in your spare time and with not much startup capital.

I personally don't see any of these factors, spare possibly the economy short term during a recession, changing anytime soon or at all over the long haul.

You find the deal and manage it, they finance it, you split the profits.In the meantime, you should be hustling to increase earnings, educating yourself on markets, analyzing deals in your spare time like it's your favorite hobby, networking with other investors on BiggerPockets or directly at investor meetups, telling everyone exactly what you are looking for, driving for dollars, etc.There are too many hustles to name them all.

Want to let the ground settle and compact some more for the other units/buildings. 

I said no, you have to haul dirt back, compact back it and delay my project.
