My employer and investment management company have already verbally approved such a withdrawal for down payment and closing costs on a primary residence (and I told them it was both units of a duplex).Your point about adequate cash reserves is well taken.

Here we have the added dimension of *real* winter and the challenge of adequately insulating and air sealing these old buildings which typically had no insulation and, at best, may have had 1-3" of sawdust for insulation in the attic.

If my guys did that I would have them pull it up because I can't warranty it.I did not use to put thin set on before I knew about it and haven't had a call back.I probably would leave it since you have adequate subfloor and either ask is next time or find another tiler.

It's the cost of my tenant's "housing" in the hotel that I am apparently providing.I called the agency and asked about the bill.You failed to provide adequate housing conditions sir - and then failed to respond to our demands for repairs - so we had no choice but to remove the tenant and minor children to appropriate housing.What was inadequate about the housing I provided?

I don't know your specific market but I believe that would be extremely difficult to cash flow with numbers like that after expenses.Owning rental property is a capital intensive business and not having adequate reserves could lead to making bad decisions.I would spend some time on BP reading about the 50% and 2% rule when evaluating properties as well as discussions that outline the true costs of owning and operating rental property.I would assume that want to get into owning rental property to enhance the quality of your life.
