I don't think its going to change the hearts of artists, visionaries, and entrepreneurs who just can't get off on the unexciting, plain vanilla cone lifestyle that exists in the burbs. 

What he is doing is fraud plain and simple and he knows enough to electronically manipulate documents which tells me he is tech Savvy. 

I would make it plain that bad behaviour is unwelcome.

I would expect it to look similar if doing solid black (plain or galaxy) granite and dark grey or black grout. 

If your investment strategy is based on that sort of appreciation, I think you're just plain gambling.
