A lot of folks in the Denver area get started that way - they'll find a single family property than can be split up/down, add a kitchen/washer & dryer to whichever unit needs it, and rent out the additional unit either as a long, medium, or short-term rental!

This town has their own hydroelectric power system so the water bills tend to be $14 for my cheapest 2 properties and $25 for the expensive property that I suspect is running a laundry business out of her apartment as the washer/dryer runs all day long for 2 tenants.
